Buying a resale flat can be so much fun, going out to look as so much units, collecting ideas on how your dream house going to look like. It can also be stressful for some. With all the financial and time planning just so as you could settle down with your family.
Every buyer certainly had requirements of their ideal one in mind. But how often can you find one with all checked especially when come to price and condition.
"Good things comes with a price"
Yes, good units comes with a price. How lucky can you be to find one with both in your way. Lets be realistic, what are the things your should really look out for?
Lets put its condition and price aside. We have to understand that its condition will be something you going to live in but have you thought that its renovation will comes to a point where it will be outdated or out-fashioned, especially with this modern era. For a renovated unit, how old is the structures and builds now before it comes old in 5 years time and show its wear and tear. Are you prepared to pay $10,000 or for some $20,000 to $40,000 more and the worst part of it, you don't see it because it's in the price and you are emotionally attached to the unit. Renovations will be a bonus of all.
It might look like a steal for some having it to be well renovated and tag at a very super price. We must be careful on that. Will it fits your requirements? Often buyers will be blinded by them and we fail to look on the intangible characteristics of the unit.
Location
Yes, we heard this everywhere. From businessmen who needs to strategically plan their businesses, parents with school children and many more. Locations will be very crucial as it serve you at your convenience throughout your daily means and you cant change them until you decided to move or unless you are going to gamble on a future developments in 20 years time. For those who are buying HDB, you are going to stay there for a minimum of 5 years before you can plan your next.
Verdict: It could be pricey, Buy near the MRT or future ones.
Layout
This is another point that you can never change and it will affect your space planning. It could also cost you a bomb to hire a professional for an extra creativity or build just to fit on its layout. No harm asking the Seller or their agents for its floor plan so that you can plan your space easily.
Verdict: Avoid odd shapes and list down what do you need in the house (ie. cat corner, island table, open concept kitchen etc)
Facing and Surroundings
Buyers often forgot about its facing and only come into realize when they start staying in the unit. By then, it will be too late and they have to adapt to it. Facing can be very broad and it varies on every individual. Take it for an example, a unit facing a school. As much that it will serve great convenience to every parents, but are they prepared for the bells during every recess time or PA announcement throughout the school. For some, they might be viewing the unit in the evening, therefore it could not be seen or heard. On top of that, an unblocked facing will be an advantage, but how long will it takes until the authority decided to build another block or building right at your window. We might not know.
Verdict: When you have shortlisted a unit or two, arrange a second view at two different time, one in the day and one in the evening. You may refer to the URA map for any upcoming developments surrounding your estate.
Do seek professional advice if you are unsure of what you really need and your requirements. At times, are unsure of what we really desired for or have too many requirements which ended us with no units available.
